“I wanted to develop and build a high-end condo project in Chicago’s suburbs because it didn’t really exist, but there is definitely a demand,” says Nick DiCosola, President of Dicosola Group and co-developer and general contractor for One95 Elmhurst.

For certain groups of homeowners, like empty nesters and retirees, who no longer need the square footage of their family homes, but desire the same high-quality construction, neighborhood feel and low-maintenance lifestyle, there weren’t many options. It doesn’t make financial sense to do a high-end remodel in a mid-level condo building, and most people who are living in the suburbs aren’t looking to move into a high rise in the middle of downtown Chicago.

One95 Elmhurst broke ground in 2018 and is 55% sold, with the rest of the construction wrapping up in Spring 2021. The available condos are priced from $924,900-$1.2 M and are highly-customized, with each unit offering a slightly different feel.

“My partner and I have been highly involved in the design of each condo from day one,” says Nick. “We want these units to showcase the highest quality materials and design elements while having a universal and timeless appeal.”

Each unit in the six-story building features open layouts, 10-foot ceilings, oak hardwoods throughout, premium appliances (like Sub-Zero and Wolf in the kitchen), fixtures and finishes. And while this type of development may seem like a no-brainer to its target market, luxury condo builds in the suburbs aren’t in every developer’s wheelhouse. “They can be a challenge,” admits Nick. “You’re dealing with one building and 20 unique buyers who all want a highly customized unit, versus developing a multifamily apartment or condo building that maybe has three different types of standard units.”
